The first step in preparing a development application or if contemplating a request for change to a development standard or land use zoning is to find out about our planning controls.
The aim of these controls to encourage high quality urban design, conserve our heritage and protect amenity.
The Ashfield Local Environmental Plan (LEP) sets the framework for the land use structure of Ashfield. The plan includes a set of land use zones and provides detailed requirements
for development such as maximum permitted building heights and floor space. It also establishes what types of development may be permitted on a particular parcel of land with the permission of Council
The Ashfield Development Control Plan 2007 (DCP) includes all Council's current development controls for buildings. This includes houses, dual occupancies, home units, shops and offices. The Plan provides more detailed development controls to supplement the key controls contained in the Ashfield Local Environmental Plan.
New homes or renovations can now be approved in 10 days or less by an accredited certifier if it meets the criteria in the NSW Government's Housing Code. Visit planning.nsw.gov.au/housing code more information.
The above code makes it simpler to get planning approval for a change of use, minor external works and internal alterations to commercial and industrial premises.
