Zoning Certificates (Section 10.7 Certificates)

In accordance with changes to the NSW Environmental Planning and Assessment Act, Section 149 Planning Certificates are now known as Section 10.7 Planning Certificates.

Section 10.7 Planning Certificates, also known as zoning certificates, are legal documents issued by Council under the provisions of Section 10.7 of the Environmental Planning and Assessment Act 1979. The certificate provides information on planning controls and any development restrictions which may apply to a particular parcel of land within the Council area. They are usually required upon the sale or purchase of a property.

There are two types of certificate:

  • Section 10.7 (2) Certificate - Provides information about the zoning of the property, the relevant state, regional and local planning controls and other planning affectations such as heritage, land contamination and road widening;
  • Section 10.7 (2) and (5) Certificate - Provides advice about previous approvals within the last 5 years.

Requests for multiple lots require payment for each individual lot.

Certificate Fees

  • $53 for Section 10.7 (2) Planning Certificate.
  • $133 for Section 10.7 (2) and (5) Planning Certificate.

The certificate is generally processed within 3-5 working days.

  • Urgent 10.7 Planning Certificate Service (2 working days) - additional $192.50 (GST included) per application.
